Project Manager – High-End Residential Construction | NYC-Based General Contractor

Overview:

This NYC-based GC has built a reputation for delivering exceptional residential renovations—townhomes, condos, duplexes, apartments and more typically valued between $5M–$10M+. Their projects demand precision, quality, and attention to detail, and they’re now looking to expand their leadership team with someone who shares those values.

As Project Manager, you'll oversee multiple high-end residential renovations simultaneously, from preconstruction through closeout. You’ll lead internal teams, manage subcontractors and vendors, and ensure that every detail is delivered to the highest standard.

Responsibilities:

• Lead and manage multiple high-end residential renovation projects across Manhattan
• Oversee project budgets, timelines, and quality control
• Manage subcontractor relationships and ensure coordination across trades
• Prepare and maintain project schedules using Microsoft Project
• Use Procore to manage project documentation including RFIs, submittals, and change orders
• Coordinate billing and cost tracking using Sage
• Conduct regular site visits and lead project meetings
• Act as the main point of contact for clients, architects, and consultants

Candidate Requirements:

• 10+ years of Project Management experience in luxury/high-end residential construction in NYC
• Proven track record of delivering complex gut renovations in occupied/unoccupied units
• Strong proficiency with Procore , Microsoft Project , and Sage
• Deep understanding of NYC building codes, DOB processes, and logistics challenges
• Exceptional communication, leadership, and problem-solving skills
• Ability to manage multiple projects simultaneously without compromising quality
