Job Description

The Construction Team at Kairos Living, a national real estate investment fund, is seeking a highly motivated, positive individual with excellent organizational and communication skills, that can contribute to the success of the Construction Team. The position will have frequent interaction with vendors, contactors and multiple departments at the firm.

This role will assist the construction team in various roles, such as construction job timeline management, bid approvals and change requests. This role will also be responsible for maintaining company quality standards for each project and working with Supply Chain team to establish product and material cost standards.

The successful candidate will have an intermediate understanding of construction standards and processes. They will have excellent organizational skills, a high attention to detail, and the ability to manage multiple tasks in order to meet deadlines. The candidate must have excellent communication skills maintaining relationships with vendors. In this role, the candidate will work cross-functionally with the acquisitions and finance/accounting teams and must be able to work professionally and effectively with all personality types.

This is a position with significant growth potential throughout the organization along with visibility to private equity ownership groups.

Responsibilities

  • Provide strong leadership for the Construction team and oversee training of all construction teammates, i.e. scope-of-work, vendor management, and customer satisfaction
  • Implement new, and enhance existing, processes and procedures to help further scale the business and improve rehab times, cost estimates, construction quality, and resident satisfaction
  • Be accountable for the team’s and company’s financial and timing KPIs as pertains to Construction metrics
  • Conduct product and service failure analysis and implement proactive solutions
  • Monitor daily flow of time to complete inspections, time to approve, time to create STOW
  • Oversee all initial bid approvals and change requests
  • Assist with initial rehabs, turns and new build projects
  • Conduct ROI analysis on completed repairs
  • Ensure scope of repairs aligns with business goals and directives
  • Monitor and analyze spend trends and initiate cost reduction strategies
  • Monitor and analyze timeline trends, address concerns proactively and provide improvement recommendations to VP of Construction
  • Create repair scopes alongside bid review team as needed
  • Ensure bid approvals align with company standards regarding costs and products
  • Collaborate with department leads to build inspection directives for all SLA periods
  • Work with the Supply Chain and Construction teams to establish Products and Materials and Standard Cost definitions
  • Work with finance and acquisitions to understand and achieve investor goals
  • Understanding of underwriting budget compared to Construction bid and aligning the best expenses for the asset
  • Compile financial analysis on a Monthly/Quarterly/Annual basis at managements request

Desired Experience / Skills

  • Minimum 3-5 years of relevant property management or construction experience in the residential real estate industry. Single Family Rental experience a plus but not required.
  • Detail-oriented, ability to multi-task.
  • A strong knowledge of Microsoft Excel is vital
  • Experience with Yardi Voyager is preferred but not required
  • Self-starter who is willing “do what it takes” to hit goals and meet deadlines.
  • Outstanding communication skills, both verbal and written, and can comfortably interact with an array of personalities. Candidate must have the ability to develop a broad array of relationships among vendors and residents.
  • Ability to prioritize, plan, organize, and coordinate work assignments, and simultaneously coordinate multiple tasks.
  • Able to apply common sense, demonstrates logical and systematic thinking skills, and be adaptable to change and take ownership.
