Job Description
We’re scaling toward $200M in real estate assets under management and need a sales leader to own the leasing engine, driving revenue growth, high occupancy, fast lease-ups, and a frictionless customer journey.
What You’ll Do
- Lead Gen & Funnel Building: Create and maintain a steady flow of qualified prospects via channels, partners, and local presence.
- Listing Creation & Optimization: Maintain accurate, compelling listings across syndication and company web; ensure speed-to-live on new units.
- Leasing Pipeline Ownership: Enforce rapid response SLAs, manage showings, drive applications to approvals, and shorten time-to-lease.
- Pricing Strategy & Revenue Management: Adjust pricing and terms to hit portfolio revenue and occupancy targets while protecting brand.
- Launch-to-Stabilization Lease-Ups: Build and run lease-up plans with weekly targets, check-ins, and risk mitigation to hit stabilization on/before plan.
- Partnership/Affiliate Programs: Build and manage pipelines with brokers/agents/affiliates that convert to signed leases.
- KPI Dashboarding & Reporting: Publish weekly and monthly dashboards; identify bottlenecks and implement fixes fast.
- Team Leadership & Coaching: Lead, coach, and inspect performance of showing/inside sales resources; standardize SOPs.
Key Performance Indicators (KPIs)
- Occupancy: ≥ 97% stabilized occupancy
- Revenue Growth: ≥ 10% YoY in assigned portfolio
- Lead Response SLA: ≤ 15 mins (biz hrs); ≤ 1 hr (after-hours window)
- Show-to-Lease Conversion: ≥ 30% (tune by asset class)
- Days on Market: ≤ submarket median
- Lease-Up Velocity: Hit weekly move-in targets; reach stabilization per plan
- Pricing Accuracy: Avg variance to budgeted rent ≤ 2%
- Reporting Cadence: Weekly KPI dashboard + monthly narrative (actions/owners/dates)
What It Takes
- 3–5+ years in consumer-facing sales/leasing with clear quota attainment
- 2+ years leading sales/leasing contributors (hiring, coaching, inspection)
- Strong operator: prioritization, SOPs, KPI inspection, and follow-through
- Multifamily/property management preferred; CRM/PM software fluency a plus
Compensation & Benefits
- Base: $72,000 - $85,000
- Variable: $20,000 - $35,000 (tied to revenue growth, occupancy, lease-up velocity, KPI attainment)
- Target OTE: $95,000 - $120,000
- Benefits: Health insurance; 28 days PTO (vacation/holidays combined)
